Operation Strawberry Box

MEET WITH VILLAGE

FEBRAURY 8, 2024

There were some design questions that had to do with village ordinances (I think I used that word right). So I scheduled a meeting with Charlie Kudy, Village Administrator, aka Mayor of Campbellsport. *Hi Charlie*

The village has ordinances, but each subdivision can have covenants* which are determined by the developer. These are usually more restrictive to have and specify the type of home the developer wants.

I found out Campbellsport has 5’ setbacks from the OVERHANG, NOT the side of home and 25’ from the back of the curb.

I would also have to pay a one time impact fee. This is charged in new developments because I’ll be tapping into the village’s water system. I told Charlie they should be paying me for being an outstanding resident and choosing to build in the village HA. The impact fee would be included in the building permit, which the builder usually takes care of. A building permit will run me about $5,000.

I’d also want to consider what taxes will be. I would probably be paying $6,000 in taxes annually. Yikes.

*From reeslaw.com: Building covenants are a set of rules about the type of buildings that can be built on the land. You are most likely to be asked to sign building covenants when you are purchasing a vacant block of land that is part of a development.
