Operation Strawberry Box

CONTINGENCIES

FEBRUARY 15, 2024

In the offer, we put sewer, water, cable, and electric as contingencies. Which was a good thing because I’m waiting to hear back from the public works through the village if there is anything for sewer or water from the curb stop. This was set up in the 80’s so some lots have laterals, and some simply don’t. We’ll find out more in the morning. I had to call the village on this one.

For electricity, I called We Energies. They could really only confirm if there was an address to a lot, which there’s not. I’m going to go there tonight and see if there’s an electric meter or transformer(?) type of thing. If there’s not, I will have to submit an application with the design. Which kind of sucks?! Because if I have to pay for laterals and electricity to be set up, I would likely find a different lot… I don’t know. I don’t quite understand contingencies and how they work but this is harder than I anticipated.

Okay, quick update. I heard back from the village public works. They found a curb stop on the property which means there is a water lateral installed into the property and there should be a sanitary sewer lateral installed in the same trench. They don’t have a way of physically verifying the sewer lateral, but are making the assumption.

I’m still really confused about the electric meters… I sent my roommate out to look for a serial number on the surrounding electrical boxes and couldn’t find anything. There’s a thing for cable/ phone 16’ off of my lot, but that’s all. When I called We Energies, they directed me to the territory rep. She said they wouldn’t know for sure the cost to bring electricity to the property until their designers do a sketch for the project.

EDIT: Apparently, once I have a builder, they do this. So now I’m hands off. Oops. I was really just trying to be proactive. But this is why finding a builder early on is important. *insert shrug*
