Here are my updated plans. We made one small change with the island, but otherwise I will have the finalized bid plan by Friday. Then next week, John is sending everything out for bids.

This plan doesn’t show it, but we’re moving the fridge/ countertop in about 2′ so there’s more living room. The island will also serve as the kitchen table since I can’t fit one in. By that, I just mean there will be extra chair space on the end. Instead of being 7′, it will be 9′ (you need 2′ per additional chair).

The basement has a lot of bearing walls (more so than if it was a concrete foundation). This will brace the house and keep it from pushing back. Instead of having 1 LVL and a few posts, all the dark black lines on page 4 are the support system. The physics (is that the right term?!) is kind of wild for earth friendly (wood) foundation. I should factor in up to $800 for the plan to go to an engineer this week for wall bracing tactics based on wind exposure. So that’s kind of crazy. The Design Team is finishing up a few things with beams and headers in the next 2-3 days. Otherwise we are nearly there.
